JOB DESCRIPTION
Summary:
The Deed in Lieu Specialist will drive and lead the Deeding Department by proactively contacting owners who are delinquent with HOA dues to offer a Deed in Lieu (DIL) option rather than pursuing foreclosure.
This role is action-oriented and will need a self-starter who enjoys a challenge.
Pay:
$19 DUTIES AND
Responsibilities:
Engage in all efforts to contact delinquent owners via e-mail, phone, or other means necessary to explain the Deed in Lieu process, its benefit to the owner, and ultimately obtain a verbal agreement to proceed.
Draft and mail all relevant DIL paperwork to the owner; follow-up to receive DIL paperwork mailed back from the owner, and complete the process.
Monitor the Deed-back Database to maintain an accurate status of all potential DIL opportunities.
Effectively utilize tools and software available to obtain alternate contact information for delinquent owners.
Update owner contact information as necessary.
Cross-training with the Deeding Specialists to serve as a back-up for key functions executed by that role.
Certify that all required DIL actions and steps have been initiated and exhausted prior to accounts being prepared for foreclosure.
Set up and maintain account files in an organized manner.
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
High School Diploma or GED.
Prior legal or paralegal experience preferred.
Demonstrated proficiency with MS Office (Word/Excel/Outlook).
Verbal and written communication skills for interaction with employees, guests, vendors, and the public, using tact and poise.
Outstanding organizational skills.
Excellent data entry skills.
Must be dependable.
OPTIONAL SKILL A PLUS:
South Carolina Notary Public.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
